This is one of the most common conversations I have with Ocean City buyers.
Should I buy a condo or spend more for a single-family home?
There isn't one right answer.
It depends on your budget, how you'll use the property and what matters most to you.
Why Buyers Love Ocean City Condos
Condos—particularly the familiar first-floor and second-floor units you see throughout Ocean City—can offer a great combination of space, location and price.
Depending on the property, you may get multiple bedrooms, decks, parking, storage and easy beach access without the price tag of a comparable single-family home.
For a family primarily looking for a summer home, that can make a lot of sense.
But Not All Condos Are Equal
This is important.
Two condos with the same number of bedrooms and bathrooms can have very different values.
I look closely at things like:
Parking. Is there a garage? Is it private or shared? How many cars can you actually park?
Outdoor space. How large are the decks? Is there a rooftop deck? Yard?
Storage. Beach chairs, bikes, surfboards and beach gear take up a lot of room!
Condo structure. How are responsibilities and expenses divided?
Condition. Has the property been updated or are improvements coming?
Location. How far is it really from the beach, boardwalk, downtown or other attractions?
These details matter when you're buying—and again when you eventually sell.
Why Buyers Choose Single-Family Homes
A single-family home typically gives you something condo ownership can't fully replicate: control and privacy.
There's no upstairs or downstairs owner. You generally have more freedom over the property, subject of course to local regulations, zoning and any applicable restrictions.
You may also get additional parking, yard space, storage and living areas.
For buyers who plan to spend significant time in Ocean City—or eventually make it their primary home—a single-family property can be especially appealing.
What About Long-Term Value?
Instead of making a blanket statement that one property type is “better,” I look at the specific property.
A fantastic condo in an exceptional location can be a better purchase than an overpriced single-family home.
And a single-family home on a great lot may offer opportunities that a condo simply can't.
The key is knowing what you're buying and why you're buying it.
Let’s Compare Them Together
When clients aren't sure which direction to go, I often show them both.
Seeing the difference in person makes the decision much easier.
If you're considering an Ocean City beach house, tell me your budget and your wish list. I'll help you compare condos and single-family homes so you can see what your money buys in different parts of town.
You might be surprised by which one feels right.
