By Lorie Rice | Berkshire Hathaway HomeServices Fox & Roach, Halliday Real Estate Group
The Ocean City, NJ real estate market continues to attract buyers looking for a place at the Jersey Shore, whether it's a vacation getaway, an investment property, or a home to enjoy year-round.
But as we move into fall 2026, the market is telling an interesting story.
Home values remain strong, buyers have more negotiating opportunities, and sellers need to be more strategic about pricing.
If you're considering buying or selling a home in Ocean City, understanding what's happening in our local market can help you make a smart decision.
Ocean City, NJ Housing Market: September 2026 by the Numbers
According to Realtor.com's September 2026 housing market data, here's where Ocean City stands:
| Market Indicator | September 2026 |
|---|---|
| Median Listing Price | $1,524,000 |
| Median Sold Price | $957,500 |
| Active Listings | 353 |
| Median Days on Market | 71 days |
| Median Asking Price Per Sq. Ft. | $731 |
| Average Sale-to-List Price Ratio | Approximately 97% |
The median asking price is up approximately 12% compared to September 2025, while the median sold price is down approximately 25% year over year.
Does this mean Ocean City home values are dropping?
Not necessarily.
Ocean City has a diverse mix of properties, from smaller condominiums to multimillion-dollar beachfront homes. The types of properties that close in any given month can significantly affect the median sale price.
For a better understanding of a home's value, it's important to look beyond citywide averages and study recent sales of comparable properties.
1. Ocean City Home Prices Remain Strong, but Buyers Are More Selective
One of the most important trends we're seeing is the difference between asking prices and actual sale prices.
With the median asking price above $1.5 million, sellers continue to recognize the long-term value of owning real estate in Ocean City.
However, buyers are paying close attention to condition, location, amenities, and price.
Properties that are updated, well-maintained, and priced appropriately can still attract serious interest. Homes that are priced above what comparable sales support may need more time to find the right buyer.
My advice to sellers: Today's market rewards thoughtful pricing. Starting at the right price can make a meaningful difference in your final result.
2. Buyers Have More Opportunities to Negotiate
Here's some encouraging news if you've been waiting to purchase a home in Ocean City.
In September, Ocean City properties sold for an average of approximately 3.1% below their asking prices, according to Realtor.com.
That suggests buyers may have more room to negotiate than they did during the most competitive periods of the market.
But that doesn't mean every seller is willing to negotiate.
Desirable properties in sought-after locations can still command strong prices.
The key is understanding the difference between a property that's priced fairly and one that may offer an opportunity.
For buyers, this is where working with an experienced local agent becomes especially valuable.
3. Inventory Gives Buyers More Choices
Ocean City had 353 active listings in September 2026, according to Realtor.com.
For buyers, having a selection of available homes means more opportunities to compare locations, layouts, condition, and pricing.
You might be considering a beachfront condominium, a single-family home in The Gardens, a rental property near the boardwalk, or a newer home in the South End.
Each of these areas and property types has its own market.
For sellers, additional competition makes presentation and marketing even more important.
Professional photography, effective online exposure, accurate pricing, and a strong marketing strategy help your property stand out.
4. Homes Are Taking Longer to Sell
The median time on market in September was 71 days, approximately 17% longer than the previous year.
This is an important shift.
Buyers may be taking additional time to compare properties and consider the total cost of ownership, including financing, insurance, taxes, and potential maintenance.
For sellers, it means preparation matters.
Before listing your property, consider its condition, pricing, competition, and the way it will appear to buyers online.
A strong first impression is still one of the best ways to generate interest.
5. Is Fall a Good Time to Buy a Home in Ocean City?
Fall is one of my favorite times of year in Ocean City.
The summer crowds have thinned, the beaches are beautiful, and buyers can experience a different side of island living.
From a real estate perspective, fall can also present opportunities.
Some sellers who listed during the busy summer season may be more motivated to consider offers as the year comes to a close.
Buyers also have the opportunity to explore neighborhoods at a slower pace.
However, waiting for the perfect time to buy isn't always the best strategy.
If you find a property that fits your goals, budget, and lifestyle, understanding its fair market value is far more important than trying to predict exactly where prices or interest rates will go next.
6. Is Now a Good Time to Sell Your Ocean City Home?
If you've owned a property in Ocean City for several years, you may be surprised by how much its value has changed.
Zillow's Home Value Index estimated that typical Ocean City home values were up approximately 10.1% year over year as of August 31, 2026.
That doesn't mean every property has appreciated by the same amount.
Location, lot size, age, condition, rental history, and proximity to the beach can all influence value.
If you're considering selling, I recommend starting with a detailed review of recent comparable sales, current competition, and buyer activity in your specific neighborhood.
The right strategy isn't simply about putting a sign in the yard. It's about understanding your property's position in the market and creating a plan that helps you achieve your goals.
My Take on the Ocean City Real Estate Market
After years of helping buyers and sellers navigate Ocean City real estate, one thing I know is that our market is never one-size-fits-all.
A home in The Gardens can behave very differently from a condominium in the Gold Coast or an investment property near the boardwalk.
And while national headlines can be helpful, they rarely tell the full story of what's happening on our barrier island.
As we move through the final months of 2026, I see a market where preparation, pricing, and local knowledge matter more than ever.
Buyers have opportunities to be thoughtful and selective. Sellers can still achieve strong results when their properties are positioned correctly.
Whether you're thinking about selling, buying your first shore home, or adding an investment property to your portfolio, having the right information makes all the difference.
